We are able to help you design and realize your project from initial conception to final construction. Not every project requires the full range of services described below, so take a read through and let me know what stages you need help with on your particular project.

1.0 PRE-DESIGN

The pre-design stage is all about defining your needs and establishing project scope. At this stage we can help you with room programming, adjacencies, project budget, as well as gathering all relevant information such as land surveys, and existing drawings for renovation projects.

 

2.0 SCHEMATIC DESIGN

The schematic design phase is where the project concept is established. Through a series of sketches, bubble diagrams, massing models and like media, we will work with you to design an overall concept and rough layout for your project.

 

3.0 DESIGN DEVELOPMENT

With a solid design concept in place, this stage of the project is where we develop the design into a working set of architectural drawings, evaluate the design for code compliance, and document everything — from materials, to fixtures, finishes and more — to a level of detail necessary for filing a building permit application.

 

4.0 CONSTRUCTION DOCUMENTS

With the project being approved by all relevant municipal and specialty authorities, it is now time to document the project to a level of detail required by a contractor to build the project. Items added to the drawing set at this stage such as finish details, construction notes, and product specifications. The more detail included at this stage of the project, the higher the accuracy of your contractor bids.

 

5.0 BIDDING OR NEGOTIATION

Here we can help guide you through the process of hiring a contractor, by making recommendations and evaluating contractor bids. Or if the project is small enough, hiring the subcontractors directly, and standing in as the construction manager ourselves.

 

6.0 CONSTRUCTION-CONTRACT ADMINISTRATION

From here on until the building is fit for occupancy, we will be acting as your agent throughout the construction process. This entails answering any questions your contractor might have, as well as intermittently inspecting the work to ensure everything is being built to spec.

 

7.0 POST-CONSTRUCTION

With construction substantially completed, this stage entails a final walk-through checking for errors and omissions with the build. If any are found, a punch list will be generated and submitted to your contractor.
